Damp issues in modern buildings

Over the last month or so, we have undertaken several damp assessments of relatively recent buildings. The investigations were all in properties that were built in the 1980s or 90s, which have recently developed problems.
The defects were explained after each investigation and could all be attributed to the deterioration of materials.
Two investigations found that external tanking membranes had deteriorated, facilitating penetrating dampness, while other common damp problems emanated from the deterioration of external rendering.
Another common observation was, the effects of the problems, gypsum plaster and plasterboards offered little tolerance towards moisture ingress in comparison to that expected of a lime based render. This is admittedly not a new observation but one that highlights problems with the inevitable deterioration of materials that are used to resist moisture penetration.
